Power-of-Attorney to deal with Property General Power-of-Attorney BY THIS DEED OF GENERAL POWER-OF-ATTORNEY, I, ………………………., wife of Mr. ……………….……………………………………….……….., residing at ……………………………………. do hereby appoint, constitute and nominate (1) Mr. …………………………….., son of late ………………………………………., residing at ………………………………………., as my true and lawful attorney. 1. To manage my share of properties in the estate of my father late …………………….., situated at…………………………. 2. To collect rents from the tenants and to pass receipts therefore; to refund the advance to the tenants on vacating the said premises; to receive advance from the tenants who are inducted into the premises. 3. To let any tenants or other persons into occupation of my properties and to vacate tenants and to eject licensees and other persons therefrom by taking appropriate proceedings against them before the appropriate Court/forum which may necessary to protect my interest and administer my property in an efficient manner. 4. To correspond and deal with all Government Offices and Public Bodies and others in my name and to appear before any Revenue Officer of Corporation Authorities for any purpose connected with tax and other matters relating to the property and to deal with it in such manner as may be deemed fit. 5. To accept service of summons or legal processes for me and in my name and to appear on my behalf and to represent me in all courts Civil or Criminal, Appellate or Original, and before all Judicial, Executive and Revenue Officers and other Tribunals and to conduct any action or proceedings or to defend and contest any proceedings for me and on my behalf; 6. To appear and act before Income-tax, Sales-tax and Wealth Tax and all other Tax authorities and also before Appellate and Revisional Authorities, Tribunals, High Court and before Board of Revenue and to sign and verify returns, explanations, statements, petitions, affidavits and appeal memoranda and all other documents that may be necessary or expedient. 7. To execute and effect all repairs, alterations, constructions, major or minor, that may be deemed necessary for the purpose of maintenance of the property mentioned above and to engage labourers, contractors, job-men, technicians and engineers for such purpose and to enter into contracts for the same in my name. 8. To apply for eviction before the Rent Controller or to apply for fixation of fair rent before him and for other purposes concerning the rents payable by may tenants or to defend such proceedings taken out by my tenants against me and on behalf of me in respect of my above property. 9. In the event of letting portions, to take registered lease deeds in my name for such times as he may deem fit and to appear before the Registrar of Assurance for admitting execution and registering the deeds in my name. Such lease deeds may be executed by the Power of Attorney Agent on my behalf as lawful attorney. 10. To file suits for arrears of rent or distraint applications, as the case may be, and to prosecute the same and to execute decrees and orders of the Rent Controller and other Courts; 11. To file affidavits and verify all pleadings that may have to be filed in the courts or other tribunals and to draw moneys payable to me from courts and other Public Institutions and to sign receipts therefore. 12. To accept payments in full settlement or to accept part payments when necessary to compromise, withdraw and settle suits and all other proceedings which the Attorney may consider just and proper. 13. To endorse, negotiate, and transfer all bills, cheques and other mercantile documents and to pay the same into my account or my credit in any of my banks, to open bank accounts in my name and to withdraw money and to deposit money or negotiate cheques in banks. 14. To enter into and upon all and singular hereditaments, and properties and to view the state and the defects and the repairs thereof and forthwith give proper notices to, and directions for, repairing the same from time to time, and maintain the property. 15. To pay all taxes, rents, assessments and outgoings whatsoever due and payable in respect of my properties. 16. To sign on my behalf and receive all Registered letters, Insured letter, Postal Orders, V.P. Articles and parcels, Money Orders and other things that may be sent in my name. 17. To superintend, manage and control the houses, lands, estates and other landed properties and all movable and other assets belonging to my late parent at the time of his death or inherited by or claimed by me and sell, transfer and convey by way of sale or exchange any of the said assets, to sign and execute in my name such documents as may be necessary for the purpose, present them before the Registrar and admit execution thereof and do all such things that may be necessary to effectuate the transaction. 18. To enter into, make, sign execute and register and do all such things, contracts, agreements, receipts, deeds, payments, assignment, transfers, conveyances, mortgages,
